How a Longtime Eagles Nest Home Sold at Full Price in Two Days

This Eagles Nest home had been loved for decades. It was a four-bedroom, three-bath CBS pool home on half an acre with a great layout, beautiful light and a real coral fireplace. It was also dated. The seller was ready to downsize and wanted to make sure the home where he had raised his family was presented properly. We prepared it in three weeks, positioned it at $1.2 million, received four offers within two active days and closed at the full asking price while keeping the purchase of his next home on track.

A Home That Had Been Truly Cared For

The seller had lived in this home for 30 years and raised his family there. When it was time to downsize, it was important to him that the house looked good and that buyers understood what made it special.

The care he had put into the property was immediately obvious. This was not a neglected home. It was immaculately clean and well maintained, with just over 2,500 square feet under air, a private pool and a half-acre lot.

It also had character that is hard to reproduce. The layout flowed well. The house had great natural light and a real coral fireplace. The kitchen, bathrooms and flooring were dated, but the bones of the house and the way it had been maintained gave a buyer something very solid to work with.

The neighborhood was a major part of the story too. Eagles Nest is a small Jupiter community where homes rarely come on the market. Homeowners have access to a private dock and boat launch on the Loxahatchee River. That gives residents access to one of the best stretches of the river without paying the waterfront-home price tag.

Preparing It Without Renovating Away the Opportunity

The seller’s biggest concern was making sure the house presented well. When someone has lived in a home for decades, preparing it for sale can feel like an enormous project. There are belongings to sort through, repairs that may or may not matter and a long list of improvements that could be made.

My job was to narrow that list down to the work that would actually affect the sale.

The air-conditioning system needed to be replaced, and there was a damaged window that needed attention. Those were necessary. The rest of the work was focused on presentation.

One room had a bold paint color, so the seller repainted it a neutral white. He pressure-washed the exterior. I brought in my professional stager, who created a plan to declutter the rooms and use his existing belongings to stage the home. I then coordinated my decluttering specialist and cleaning professional.

About three weeks after our initial walkthrough, the house was ready for photography.

What we did not do was just as important. We did not renovate the kitchen, replace the bathrooms or install new flooring. The seller did not want to take on that work, and I did not believe he would get enough of the cost back to justify it.

Instead, we gave buyers a clean, well-maintained home where they could see the potential. They could update the kitchen, bathrooms and floors to their own taste while keeping the layout, light and original character that made the house worth improving.

Pricing the Home for What It Was

We could have tested the market at a higher price. I did not think that was the right move.

The house was immaculate, but the finishes were dated. Buyers would still need to account for the renovations they wanted to make. There were also other dated homes in Eagles Nest that had sat on the market after being priced too aggressively.

That history mattered. A higher list price might have given us a larger number on the first day, but I was confident it would weaken the launch. We could easily have ended up at the same price later, or worse, after losing the urgency that comes with a new listing.

I recommended $1.2 million. That price recognized the half-acre lot, pool, size, condition, neighborhood and community boating access without asking buyers to pay as though the interior had already been renovated.

The market ultimately agreed. All four offers came in at or just below the asking price, and the home closed at the full $1.2 million.

Then the Timeline Changed

When we started preparing the Eagles Nest home, the seller did not have a firm deadline. Then, just before we went to market, he found a smaller waterfront home in Northern Florida that he loved.

It had exactly what he wanted for his next chapter, including a dock in the backyard. He made an offer contingent on the sale of his Eagles Nest home.

A home-sale contingency meant the Northern Florida seller would be relying on us to secure a buyer quickly. At that point, we had only a day or two to get the Eagles Nest property under contract.

I immediately got on the phone with the listing agent for the Northern Florida home and the agent representing my seller in that purchase. I shared our preliminary marketing data, explained the launch plan and told them why I was confident we would receive an executed contract quickly.

That communication helped give the Northern Florida seller enough confidence to accept his contingent offer.

Now the Eagles Nest launch was not only about selling well. It had to work quickly enough to protect the home he wanted to buy.

Fortunately, the preparation was already complete. The house looked fantastic, the marketing was built and buyer awareness had started. We were ready when the timeline suddenly became urgent.

Marketing the House and the Lifestyle Together

I knew this home would be a hit if we positioned it correctly. The marketing could not treat it like just another dated four-bedroom home. We needed to show buyers the care, the character, the renovation potential and the lifestyle that came with Eagles Nest.

We created full professional interior, exterior, drone and twilight photography. We produced multiple lifestyle videos highlighting the home, neighborhood and community dock, along with a floor plan, 3D virtual tour, custom property page and beautiful printed brochures. The listing was also presented through Zillow Showcase.

The home spent four days in Coming Soon status before becoming active. During that time, I promoted it directly to agents and to buyers who had shown interest in this part of Jupiter.

We sent approximately 2,500 mailers to surrounding communities and personally invited every Eagles Nest household to the open house. Facebook advertising and organic social content helped us reach well beyond the people already watching the MLS.

The open house was designed to show the full value of the property. While buyers toured the home, a second agent was stationed at the community dock so attendees could see the boat launch and river access for themselves.

That mattered. A reference to a community dock in the listing description is easy to overlook. Standing on the Loxahatchee River and seeing the access firsthand helped buyers understand why Eagles Nest is such a rare find.

Forty-eight people came through the open house, in addition to six private showings.

Across Zillow, Realtor.com, Homes.com and the custom property page, the home accumulated nearly 10,000 views during the pre-marketing period and two active days. Our Facebook advertising and organic social content generated approximately 12,000 additional views.

The exposure was strong, but the offers were the proof that the positioning worked.

Four Offers and a Full-Price Sale

Within two active days, we received four offers. Every one of them was at or just below the $1.2 million asking price.

That was important for two reasons. First, it confirmed that the price and the condition were aligned. Second, it gave the seller a strong enough contract to keep his Northern Florida purchase moving forward.

We accepted the best overall offer based on the price and terms. There were a few inspection items that needed to be repaired, followed by some last-minute concerns at the final walkthrough. We addressed each issue quickly and kept the closing on schedule.

Thirty days after accepting the offer, the Eagles Nest home closed for the full $1.2 million asking price.

The seller was able to complete the purchase of his new home in Northern Florida. He now lives in a smaller home with a dock directly in his backyard and could not be happier.

Giving a Longtime Home the Right Goodbye

The full-price sale and four offers were excellent results, but that is not the part of this story that means the most to me.

This was the home where a wonderful man had raised his family. You could feel how much the house had been loved and see how carefully it had been maintained. It deserved more than being reduced to a dated kitchen or a price per square foot.

Our preparation gave the home the presentation it deserved. The pricing gave buyers room to recognize the opportunity. The marketing showed them both the house and the life that came with it.

In the end, the buyer received a clean, well-cared-for home they could make their own. The seller gave his longtime home a proper goodbye and moved into a place that fits the life he wants now.

That is the real result.

Preparing a home you have lived in for decades does not need to be overwhelming. You also do not need to renovate every dated room before you can sell.
