Overview
Most people searching for a home in Jupiter have done the tour. They've walked through Abacoa. They've clicked through Alton's new construction. They've seen the Mediterranean stucco communities with the half-acre of shared amenities and the $8,000-a-year HOA. And eventually, somebody tells them to drive down Loxahatchee River Road.
That's usually where it starts for Eagle's Nest buyers. They drive in, the roads open up, there are kids actually playing outside, the lots have breathing room, and something clicks. This is the Florida they imagined. Not the Florida that got built.
I've been working this neighborhood long enough to know when a home comes up before it hits Zillow, and I know which neighbors are waiting to get a family member in. This guide is what I'd tell you over coffee: not a sales pitch, just what you actually need to know about one of Jupiter's most underrated communities.
The Neighborhood
What Eagle's Nest Actually Feels Like
Eagle's Nest sits along Loxahatchee River Road on Jupiter's Pennock Point: 98 single-family homes across 64 acres, built in the early to mid 1980s. When you do the math on density, it comes out to about one home every 0.65 acres. In Jupiter proper, that kind of space doesn't exist at this price point.
Drive in on any weekend morning and you'll see what makes this neighborhood different from most of what's been built in the last 20 years: wide streets with kids riding bikes and playing sports on them. That's a detail that sounds small until you realize how many Jupiter neighborhoods at this price range have nobody outside, ever. The lots are large enough, and the pace is slow enough, that kids actually use them.
"When a home comes up for sale here, the word travels through the street before it ever hits the MLS. Every neighbor seems to know someone who's been trying to get in."
The community has the intimacy of a private enclave — without the gate. Neighbors genuinely know each other. There are regular neighborhood events, active holiday gatherings, and a social glue that most subdivisions lose within a few years of opening. A lot of that glue comes from the boat ramp.
The community dock and ramp on the Loxahatchee River is where people bump into each other on Saturday mornings the way other neighborhoods see each other at the mailbox. It's the anchor of the community, and it's one of the best-positioned boat ramps in Jupiter.
The #1 Selling Point
The Boat Ramp: Why It Matters More Than You Think
One of only two Federally Designated Wild & Scenic Rivers in Florida
When buyers hesitate about a community boat ramp versus a private dock, I understand the instinct. But here's what changes the math at Eagle's Nest: the ramp sits on one of the widest stretches of the Loxahatchee River, and the Jupiter Inlet is under 10 minutes away by boat. The sandbar, one of Jupiter's most popular weekend destinations, is minutes out. This isn't a narrow canal. This is direct ocean access.
The Loxahatchee River is one of only two rivers in Florida with a federal Wild & Scenic designation, meaning the waterway is protected, the environment is preserved, and the long-term character of the river is not going to change.
For boaters comparing Eagle's Nest to private-dock communities, the trade-off becomes simple. No dock maintenance, no seawall responsibility, no insurance burden, and immediate access to one of the best boating corridors in Jupiter.

The Real Estate
The Homes: What to Expect, What to Look For
Every home in Eagle's Nest was custom-built. There are no repeated floor plans. Just 98 individual homes reflecting the style of the families who built them in the 1980s.
You’ll find ranches, two-stories, Old Florida architecture, and unique layouts that don’t exist in newer developments.
What the typical home looks like
CBS construction. Three to four bedrooms. Split floor plans. Screened patios. Half-acre lots with mature landscaping and privacy. Many homes include pools, which buyers expect at this lot size.
What the best homes have
Metal roofs, impact glass, updated kitchens, strong indoor-outdoor flow, and storage for boats or equipment. These homes consistently perform best in the market.
What to budget for
Roof age, electrical panels, HVAC systems, and exterior maintenance are the biggest factors. Cosmetic updates are expected. System updates drive negotiation.
