Here is what matters more.
Buyers at this level are already watching the market. They are not discovering homes randomly because an ad found them. They are actively comparing options in specific neighborhoods and price ranges.
In my experience, when a home struggles, it is rarely because not enough people saw it. It is because pricing or positioning created hesitation.
Marketing amplifies what is already true. If your home is aligned with buyer expectations, marketing supports momentum. If something feels stretched or unclear, marketing simply draws more attention to that gap.
Before I ever focus on where a property will be promoted, I focus on how it will be interpreted. Who is the likely buyer. How does this home compare to current competition. Does the price make sense in that context.
Exposure matters. But it is never the strategy. Alignment is.
